Ceiling Re-Strapping Perth
Your ceiling is sagging. We can fix it without replacing it.
Most sagging ceilings in Perth don't need to come down. Fibreglass restrapping lifts them back, locks them in place, and comes with a 10-year warranty. We've been doing this for over 50 years combined.

Signs your ceiling needs restrapping
You'll notice it before it becomes a problem.
Shadow lines running across the ceiling. Visible join lines between sheets. A bow in the middle of the room. Cracks near the cornice. Any movement when you push on the ceiling. These are the early signs. Catch them now and restrapping is straightforward.

Two ceiling types, different problems, same solution
Gyprock or plasterglass, we fix both.
Fibreglass restrapping is the correct repair method for both ceiling types. The approach differs slightly. Here is what is happening in each case.
Gyprock (modern homes, post-1990)
Sheets are fixed to rafters with adhesive and screws. Over time the adhesive fails or screws back out. We re-screw and add fibreglass straps through the roof space, one strap per sheet, which is what holds the ceiling in place permanently.
Plasterglass (older Perth homes, pre-1990)
Most common restrap job
Original saddle straps were often coconut husk or early fibreglass. Perth's dry climate makes them brittle over time. We enter the roof cavity and install new fibreglass rovings to restore the bond between ceiling and joists.
Important: plasterglass owners
If someone quotes to re-screw your plasterglass ceiling, walk away. Screws are designed for gyprock, which has a paper face to help distribute the load. Plasterglass board doesn't have that. A screw will punch straight through under the weight of the ceiling. Restrapping is the only correct repair method.
The process
What happens on the day.
- 1
Prop and re-screw
The ceiling is propped up and screwed back into the rafters approximately 100mm apart. Screw holes are flush-plastered in three coats.
- 2
Enter the roof space
We go into the roof cavity, move the insulation clear of the work area, and clean the back of the ceiling sheets.
- 3
Lay fibreglass strapping
One fibreglass strap to the centre of every sheet, or wherever the ceiling requires it. This is what carries the 10-year warranty.
- 4
Re-instate insulation
Insulation goes back exactly as we found it. We leave the roof space clean.
- 5
Sand and finish
Larger jobs get a return visit to sand back the plaster with a vacuum sander. Any visible join lines are re-flushed. Job is left clean and ready for paint.
Screw-up only (no strapping) is available at lower cost, but it doesn't carry a warranty. We'll explain both options and let you decide.

Common questions
Answers before you call.
- How much does ceiling restrapping cost in Perth?
- A standard bedroom restrap typically runs $400–$1,200 depending on ceiling size, access, and condition. We quote on the job, no surprises.
- How long does restrapping take?
- Most single-room jobs are done in a day. Larger homes or ceilings with significant movement may need a return visit to sand and finish.
- Can you restrap a plasterglass ceiling?
- Yes, and it is the only correct way to repair one. Never let anyone re-screw a plasterglass ceiling. The board construction doesn't support it and the repair will fail.
- What's the difference between restrapping and replacing?
- Replacement means pulling the whole ceiling down and starting again. More cost, more disruption. Restrapping lifts and secures what's already there. In most cases it's the better outcome at a fraction of the cost.
- Does the warranty cover both ceiling types?
- Yes. Any ceiling we restrap with fibreglass, gyprock or plasterglass, carries our 10-year workmanship warranty.
- Is restrapping covered by home insurance?
- Insurance typically covers defined events like storm damage or burst pipes. Age-related strap failure is usually classed as maintenance and not covered. We can help you document the cause if you need to make a claim.
