Three different housing types that each need a different approach.

The older eastern suburbs, Bayswater, Bassendean, Belmont, Maylands and Midland, have fibrous plaster ceilings from the 1950s through to the 1980s. These are well past the original strap lifespan and restrapping is the standard repair. Guildford and the Swan Valley corridor have similar housing ages and similar ceiling issues.

In the hills, the housing is different. Kalamunda, Mundaring and the ranges carry larger properties, character builds and a higher proportion of raked and cathedral ceilings. These require a different assessment than a standard rectangular room and we quote them accordingly. We are familiar with the roof structures common to hills properties.

Ellenbrook, Forrestfield and the newer eastern growth areas have gyprock throughout. Extensions and alfresco additions from the 2000s and 2010s are generating repair work as those structures age, and new ceiling boards around alfresco areas are a regular job.

Ceiling restrapping, fibrous plaster

Older homes through Bayswater, Bassendean, Midland and the eastern suburbs frequently have fibrous plaster ceilings at the point where original straps fail. We install fibreglass straps from the roof space. Paint-ready finish, 10-year workmanship warranty on all strap work.

Hills and character property ceilings

Raked ceilings, cathedral profiles and older construction in the hills need careful assessment before quoting. We are familiar with the roof structures common to Kalamunda, Mundaring and surrounding properties and approach each job based on what is actually up there.
